The Toilet mixing Valve. 

  What Is it and what does it do?

It mixes a little hot water to the cold water line going to the toilets. It helps prevent the toilets from sweating.

Where can I find my mixing valve?

Most of the time it is by or above the water heater or boiler. But some foolish people put them in walls or other places that are hard to find.

What kind if problems can it cause?

It can cause hot water in the toilet. it can cause a loud noise every time water is used in the house. sometimes only when a toilet is flushed.

But it can also make noise when any other fixture is used. It allows cold water to get into the hot water lines and hot water in to the cold water lines.

What does it look like? Click on the thumb nail bellow

mixparts.jpg (61873 bytes) What do I do if it is malfunctioning? Replace it with the fittings shown in the thumb nail   
2- 1/2" Sweat in line Spring check valves (NOTE: DO NOT USE FLAP CHECK VALVES), 1- 1/2" Sweat ball valve 1- 1/2" sweat tee. and some 1/2" sweat 90's
Newmix.jpg (85189 bytes) It should look like the next thumb nail  The ball valve goes on the hot water line before the check valve, and is just opened a crack to allow a little hot water to mix. this line only goes to the toilets.
